URGENT: Brand & Identity Designer, Industrial Real Estate Launch (Contract)
Location: Remote. Engagement: Contract, with potential extension. Start: immediately.
The project
A 1.5M sq ft Class A industrial park plus a data center building, rising on a former tire-plant site on a major interstate in the Nashville metro. Thousands drive past it every day. The first buildings open around 2028, so the brand has to hold attention for two years before anyone can set foot on site.
We're replacing the existing marketing. It's competent but bland and generic. We want the strongest piece of marketing in this market: bold and full of character, but grounded, never edgy for its own sake. If it looks like a standard listing, it's wrong. If it looks like a real brand with a story, it's right.
Design direction
Bold, weighty, grounded, industrial, rugged, warm, tactile, confident, modern, understated. Heavy materials and big, clean type with room to breathe. Muscular but not aggressive, premium but not fussy, quietly confident rather than loud.
Brand personality: a maker (builds things well, honest and hard-working), a neighbor (down-to-earth, warm, human), and a leader (high-end, polished, calm and sure of itself).
Look and feel
- Typography: a heavy, confident display face readable at highway speed, plus a clean modern face for specs and body. Nothing thin or delicate.
- Color: one ownable signature color drawn from the winning name, paired with grounded, earthy neutrals (concrete grey, steel, warm off-white). Fold in the landlord palette, possibly a richer, more elevated take on the existing green. No brights, no reds, oranges, or yellows.
- Materials and texture: steel, cedar, limestone, concrete, blueprint linework. Rugged and tactile.
- Night look: a moody after-dark identity, for example a warmly lit monument sign at dusk. Trucks move at night, so it has to read in the dark.
- Renderings: warm, cinematic, full of activity. Trucks, people, movement, a dusk or night hero. Never a grey box on a blue sky.
- Location graphics: clean, bold, high-contrast drive-time and range maps that put the site at the center of the corridor.
- Logo: works as an interstate monument sign readable at 70 mph, holds up in one color, etched in steel, or stitched on a hat, with a simple ownable mark tied to the name's story and extensible to phases and buildings.
Leasing brochure (the client's most-seen piece)
Modern, spacious, editorial. Make the community and location map a real visual moment: bold, high-contrast, highways standing out, distances and drive times big and clear. Go bigger and more generous per section. More pages is fine as long as each spread hits harder.
Scope
- Logo and identity: primary logo, lockups, monogram/mark, co-brand lockups, favicon.
- Full brand book: color, type, logo usage, art direction, rendering and photo style, icons, and signage guidance, with real-world mockups (monument sign, brochure spread, hat, truck/fence wrap, business card, microsite hero).
- Sales collateral: full leasing brochure rebuild, modular building spec sheets and flyers, a data center one-pager in its own technical look, and updated location and neighbor graphics.
Hard rules
- Do not use the specified major retailer's logo anywhere. Client rule.
- Do not fall back on the grey-box-on-blue-sky rendering.
- Do include co-brand lockups for the developer, ownership partner, and leasing brokerage.
- Treat none of the current materials as something to save. We're replacing all of it.
