WHO WE ARE LOOKING FOR
We are looking for a capable BIM Modeler to support large-scale residential developments across the MENA region. The role blends two streams of work: production design documentation โ translating design intent into accurate, well-coordinated Revit models and drawing sets โ and building-model work, converting as-built documentation into clean, structured models that feed the operational systems our teams and residents rely on.
This is a hands-on role with a modern edge: beyond modeling, you'll help develop AI-assisted workflows so modeling and documentation work scales without scaling headcount. We value people who have pushed AI tools on real CAD/BIM problems โ hit walls, iterated, and figured out what works.
You will work from the Lviv office in real-time collaboration with design, engineering, and delivery teams in Saudi Arabia and the US. Lviv is one hour behind KSA, so full working-hours overlap with the MENA team is expected daily.
KEY RESPONSIBILITIES
- Produce and maintain accurate, coordinated BIM models and drawing sets (plans, sections, details, schedules) for residential projects in the MENA region
- Convert incoming documentation โ PDF, DWG, scans, partial models โ into clean, structured Revit models with reliable IFC export, maintaining stable element identifiers and consistent attribution across export cycles
- Keep building models in sync with physical reality as properties are onboarded, renovated, and reconfigured โ coordinating with design and onboarding teams to capture changes on the ground
- Integrate FF&E and material specifications into models and drawing sets, ensuring items are correctly coded and tagged
- Coordinate interior and architectural elements with structural and MEP disciplines to keep designs clash-free
- Maintain families, templates, and modeling standards; keep model data clean, consistently structured, and correctly attributed โ including curation of models used in automated and ML pipelines
- Extend the model catalog beyond buildings: furniture, FF&E families, and interior layouts, kept consistent with the company SKU and coding conventions
- Ensure drawings comply with applicable local building codes and internal design standards
- Apply and help develop AI-assisted workflows and scripts that speed up repetitive modeling and documentation tasks
- Contribute to quality standards and observability tooling so model correctness can be verified programmatically
- Document workflows and standards, and share knowledge with colleagues so modeling expertise is durable rather than person-dependent
WHAT YOU BRING ALONG
- Bachelor's degree or diploma in Architecture, Architectural Technology, Engineering, or a related field
- 2โ5 years of experience in a professional architecture or engineering organization
- Strong command of Revit โ parametric modeling, families, detailing, and dimensioning โ plus a working understanding of IFC as an exchange format
- Confident reading and interpreting construction documentation: plans, sections, details, shop drawings, specifications
- Disciplined approach to model attribution and identifier stability: consistent element parameters and stable IDs (e.g., IFC GUIDs) preserved across edits and re-exports, so downstream systems that consume the model survive re-imports without data loss or duplication
- Hands-on experience using AI agents or LLM tooling on CAD/BIM tasks โ or a demonstrated track record of persistent, hands-on experimentation in that direction
- Familiarity with document management and revision control processes (Autodesk Construction Cloud / BIM 360 a plus)
- A strong communicator who can work fluidly across design, engineering, and operations teams
- Working proficiency in English for daily real-time collaboration with international teams
- Availability for full working-hours overlap with GMT+3 (Saudi Arabia)
WILL BE A PLUS
- Scripting experience: Python (Revit API / pyRevit / Dynamo) or TypeScript
- ArchiCAD, Rhino/Grasshopper, Navisworks, or Bluebeam experience
- Experience with high-end residential, multifamily, or hospitality projects
- Familiarity with Middle East building codes and delivery standards
- Experience with data pipelines or ML data-preparation workflows
- Software development experience
- Prior experience in a lean or early-stage environment
