We are a real estate lead generation platform.

Every month, we generate 3,000–5,000 homeowner leads (people who fill out a form indicating potential interest in selling their property).

We sell these leads to real estate investors (wholesalers, fix & flip, buy & hold, lenders).

Right now, the system is inefficient in 3 major ways:

3. What we want to build

We are building an:

AI-powered Lead Qualification & Routing System

This is not just an AI caller.

This is a full decision-making layer that:

  1. Contacts the lead
  2. Qualifies the seller
  3. Scores intent
  4. Matches them with the right type of investor

 

 

4. Your role

You will own the design and implementation of this system.

This includes both:

  • technical architecture
  • logic of how decisions are made

 

 

5. Core components you’ll build

1. AI Calling Agent (Voice SDR)

  • Automatically calls new leads
  • Handles conversations naturally
  • Collects key seller information

Goal:
β†’ maximize contact rate & engagement

 

 

2. Qualification System

Extract and structure:

  • Motivation (why sell?)
  • Timeline (urgent vs future)
  • Property condition
  • Price expectations

Output:
β†’ structured data + qualification tags

 

 

3. Lead Scoring Model

Classify leads into:

  • High intent (ready to sell)
  • Medium intent (nurture)
  • Low / no intent
  • Invalid / spam

Goal:
β†’ increase quality of leads delivered to investors

 

 

4. Intelligent Lead Routing

Match each seller with the best investor type:

Examples:

  • Distressed property β†’ wholesaler
  • Good condition β†’ retail / fix & flip
  • Financial need β†’ lending / financing

Goal:
β†’ maximize deal probability per lead

 

 

5. Multi-Touch Follow-Up System

If the lead doesn’t respond:

  • Retry calls (timing optimization)
  • SMS follow-ups
  • Voicemail drops

Goal:
β†’ extract maximum value from every lead

 

 

6. Optimization Layer

  • A/B testing call scripts
  • Improving prompts
  • Tracking conversion metrics

Goal:
β†’ continuously improve performance

 

 

6. What success looks like

Within 2–3 months, we expect measurable improvements:

  • Contact rate: +30–50%
  • Qualified leads: +25%+
  • Revenue per lead: +20–40%
  • Lower refund rate from investors

This role is NOT about:

  • building β€œcool AI demos”
  • experimenting without outcomes

This role IS about:

  • driving revenue through better decisions
  • improving conversion across the funnel
  • building systems that actually work in production

 

8. What we expect from you

  • Ability to design end-to-end systems (not just components)
  • Strong understanding of LLM-based workflows
  • Experience with conversational / voice AI (or strong ability to learn fast)
  • Product thinking (conversion, funnels, trade-offs)
  • Ownership mindset

 

9. First milestone (very important)

Your first goal:

Launch a working AI calling + qualification MVP
that improves contact rate and produces structured lead data.

Speed matters more than perfection.
