Real Estate Project Manager (offline)

Job Description
As the project will progress from planning to execution - the project manager will shift their focus to organizing the contractors and the related parties and to make sure the full project milestones are reached on time and budget.
Main responsibilities:
Conduct project feasibility analysis and due diligence, and develop recommendations based on the current needs
Ensure an on-time and on-budget end result.
Responsible for site due diligence – the PM will be the representative on-site to ensure the project is progresses as per the owners specifications
Participate in the negotiation contracts for the contractors and coordinate the works throughout the development process.
Budget Management: Select and manage various contractors, watch cost increases due to change orders, budget for materials, pay vendors, and work closely with Operations Manager to follow protocols in order to keep the project in the budget
Time Management - must also keep track of time for each process stage, coordinate with the contractors and make sure the orders are processed according to the plan
Risk Management - reducing risk by contracting only properly licensed or bonded professionals, securing adequate project insurance, designing and managing contracts that clarify all parties’ responsibilities, and other tasks designed to avoid litigation or other expenses.
Actively communicate with all the parties involved in order to facilitate the process flow by following the steps
Constant update on the project progress to the Management team
Managing stakeholder requests and expectations
Works closely with the development team, including design, facility management and external contractors;
Coordinate closings and property acquisitions with landlord and legal department
Monitor project progress including schedule and budget variances
Assist in planning and developing processes, policies, and procedures that will improve the real estate project overall performance.
Qualifications
Profile:
5+ years of experience in real estate project management or construction management preferred (recent and complete knowledge about the real estate and construction process)
Proficient in English
Strong analytic skills and ability to organize tasks
Ability to work independently and as well in teams
Excellent interpersonal and communication skills (written and verbal)
Ability to make tough decisions
Ability to work under tight deadlines
Deep understanding on different stages of the project
Any certification in the PM field represent a plus
Willingness to work a flexible schedule
Computing skills, including experience with MS Excel, Word and PowerPoint; AUTOCAD
